Reflections on identity, burnout, financial freedom \u2014 and the horror stories that taught me resilience<\/em><\/p>\n\n\n\n

Recently, I was at a casual get\u2011together when a friend asked me an interesting question: \u201cYou\u2019re an oncologist \u2014 you help patients every day. Why real estate? Is that the right thing to do with your time?\u201d<\/strong><\/p>\n\n\n\n

At first, I thought it was an odd question. Medicine \u2014 especially oncology \u2014 is<\/em> my calling. I\u2019ve dedicated more of my life to this field than most people realize: months of nights and weekends studying, more than 14 years of training, endless board exams, research, presentations, administrative work \u2014 much of it not reimbursed, much of it invisible.<\/p>\n\n\n\n

But when my friend asked that question, I realized something deeper was driving it for me.<\/p>\n\n\n\n

Medicine Has My Heart \u2014 But It Also Has Limits<\/strong><\/h3>\n\n\n\n

From residency to practice, we pour ourselves into our work. Not just the clinical hours, but the extra: phone calls after hours, reviewing charts, research, meetings, bureaucracy. None of that shows up on a paycheck and very little of it is acknowledged.<\/p>\n\n\n\n

One lesson I learned early is simple but powerful:
Never love the hospital \u2014 it won\u2019t love you back.<\/strong>
An employer may value your dedication, but when priorities shift, politics creep in, or bureaucracy takes over, that dream job can quickly become a place you no longer recognize \u2014 or want to be.<\/p>\n\n\n\n

That\u2019s when I started thinking more seriously about not being 100% dependent on anyone<\/em> \u2014 not on a hospital, not on a paycheck, not on a job title. That\u2019s where real estate came into my life.<\/p>\n\n\n\n

Real Estate Wasn\u2019t a Cop\u2011Out \u2014 It Was a Strategic Choice<\/strong><\/h3>\n\n\n\n

I\u2019ve always been someone who prepares, plans, and overprepares. Medicine taught me that. So when I looked at real estate, it wasn\u2019t a hobby \u2014 it was part of a strategy<\/strong>:<\/p>\n\n\n\n

  • To build multiple streams of income<\/em><\/li>\n\n\n\n
  • To create financial freedom<\/li>\n\n\n\n
  • To protect my family<\/li>\n\n\n\n
  • To reduce burnout and increase flexibility<\/li>\n\n\n\n
  • To open up the possibility of stepping back \u2014 without fear<\/li>\n<\/ul>\n\n\n\n

    That decision meant that my wife and I could actually walk away<\/em> for a year \u2014 live semi\u2011retired \u2014 without guilt or anxiety. We knew we could come back stronger because we weren\u2019t chained to a single income stream.<\/p>\n\n\n\n

    Yes \u2014 real estate helped us reach financial milestones far earlier than we could have by medicine alone.<\/strong><\/p>\n\n\n\n

    But the journey wasn\u2019t all smooth sailing.<\/p>\n\n\n\n

    \n\n\n\n

    Real Estate Horror Stories (That Became Lessons)<\/strong><\/h2>\n\n\n\n

    1) The Tenant From Hell<\/strong><\/h3>\n\n\n\n

    We bought a long\u2011term rental property, renovated it, and found what seemed<\/em> like a great tenant \u2014 a mom and daughter. They even gave us a bag of cash<\/em> for the deposit \u2014 looking back.. yes I know.. a huge red flag. Thank you. <\/p>\n\n\n\n

    Six months in, they stopped paying rent.<\/p>\n\n\n\n

    What followed was a crash course in eviction law. They knew how to play the system, and it took months<\/strong> to get them out.<\/p>\n\n\n\n

    On the day they were finally evicted, they ripped out brand\u2011new appliances, tore out water pipes, and flooded the house \u2014 completely destroying what we had just rehabbed.<\/p>\n\n\n\n

    \"\"<\/figure>\n\n\n\n

    Lesson:<\/strong> Proper tenant screening isn\u2019t optional.
    Verifiable income, employment checks, background checks, references \u2014 no exceptions.<\/p>\n\n\n\n

    Thankfully, we planned ahead:<\/p>\n\n\n\n

      \n
    • Larger security deposit<\/li>\n\n\n\n
    • Good insurance coverage<\/li>\n\n\n\n
    • Property appreciation<\/li>\n<\/ul>\n\n\n\n

      In the end, we recovered everything \u2014 and plus more \u2014 but it was a harsh way to learn the value of diligence.<\/p>\n\n\n\n

      \n\n\n\n

      2) The Short\u2011Term Rental That Backfired<\/strong><\/h3>\n\n\n\n

      We ventured into short\u2011term rentals because it offered significant tax benefits (especially for W\u20112 income earners via short rental loophole or REPS), and we found a beautiful home that didn\u2019t even need renovation.<\/p>\n\n\n\n

      In Orange County, you can’t legally short term rent an unoccupied house without a license. But we listed it anyway as a short\u2011term rental \u201cask forgiveness, not permission” strategy. At first, it paid well \u2014 but then the neighbors started complaining<\/em> rightfully<\/strong> so. Block parties, loud guests, noise complaints. We’re physicians, not property managers! We were instructed to show up in court! <\/p>\n\n\n\n

      \"\"<\/figure>\n\n\n\n

      There\u2019s a whole art to doing short\u2011term rentals right<\/em> \u2014 and we learned the hard way that ignoring local rules and community standards can quickly become a real headache.<\/p>\n\n\n\n

      We even tried having someone stay onsite as a caretaker \u2014 it helped a bit \u2014 but ultimately we sold the property.<\/p>\n\n\n\n

      Lesson:<\/strong> Do your research. Know local rules. Don\u2019t rely on \u201cloopholes\u201d without understanding the risks. I knew exactly what we were doing and I accepted those risk. Objectively in the long run, we still did well. <\/p>\n\n\n\n

      \n\n\n\n

      3) The Burst Water Heater Disaster<\/strong><\/h3>\n\n\n\n

      At that same property, we decided to sell the following year, post-COVID. One fateful day, our real estate agent opened the front door \u2014 and was greeted by a waterfall<\/em>. The upstairs water heater had burst, flooding the entire house. Who puts a water heater on the second floor? That said, the staircase did look strangely beautiful as a cascading waterfall.<\/p>\n\n\n\n

      My wife called me \u2014 I was in the middle of clinic \u2014 and there was nothing I could do until evening. By the time we got there:<\/p>\n\n\n\n

      • The kitchen roof had caved in<\/em><\/li>\n\n\n\n
      • The staircase was a waterfall<\/li>\n\n\n\n
      • Wooden floors were warped<\/li>\n<\/ul>\n\n\n\n

        I\u2019ll admit \u2014 it was an impressive<\/em> kind of chaos. Think tropical rainforest meets demolition zone. The image for this post is 100% on point with what I saw that day. <\/p>\n\n\n\n

        We filed the insurance claim, brought in remediation specialists, and restored the home like nothing ever happened. When we sold it, we made a profit that more than covered the damage.<\/p>\n\n\n\n

        Lesson:<\/strong> Stuff happens \u2014 but insurance, preparation, and calm problem\u2011solving turn disasters into recoverable events.<\/p>\n\n\n\n

        \n\n\n\n

        So Why Do I Still Do Real Estate?<\/strong><\/h2>\n\n\n\n

        Despite the horror stories \u2014 and sometimes because<\/em> of them \u2014 real estate became a powerful multiplier for our family:<\/p>\n\n\n\n

          \n
        • We paid off all consumer debt<\/li>\n\n\n\n
        • We diversified income<\/li>\n\n\n\n
        • We built financial resilience<\/li>\n\n\n\n
        • We gained freedom<\/em> \u2014 not dependency<\/li>\n\n\n\n
        • We turned stress into stability<\/li>\n\n\n\n
        • We secured our option to retire anytime <\/li>\n\n\n\n
        • We built a legacy for our kids.. think rich dad, poor dad<\/em><\/strong>. Please read the book if you don’t know what I meant there. <\/li>\n<\/ul>\n\n\n\n

          And it doesn\u2019t mean I care any less about patients.
          I love oncology. I love helping people. I love learning. But medicine alone taught me one truth:<\/p>\n\n\n\n

          Trading only my time for income \u2014 without other avenues \u2014 increases risk and burnout.<\/strong><\/p>\n\n\n\n

          Real estate gave options. It gave us security. It gave us choice.<\/p>\n\n\n\n

          And for that, I\u2019m deeply grateful.<\/p>\n\n\n\n
